Mogappair East Private Industries Encroach Land worth around 10 crores:

Thiruvalluvar Salai in Mogappair East is occupied with an Industrial Estate with more than 20 Industries. As Mogappair is concerned, it is fast developing area where a residential plot measuring 2400 Sq.ft ranges approximately from Rupees One Crore to Five Crores and above. Ten years ago the same land was priced approximately from Rupees Seven Lakhs to Twenty Lakhs.

Mogappair East Industrial Estate was established in 1990 where the population of Mogappair was very meager. The whole area was filled with bushes and houses built in less number. Those days’ people were scared to reside here due to security reasons. Since years have passed and Mogappair is the one of the nearest outskirts of Chennai, people have opted to make their stay here. The one major reason for Mogappair becoming popular is many IAS, IPS and other High Officials have made their permanent residence as Mogappair. This encouraged many to prefer Mogappair.


Metal Fab Industries at A-15, A demolished Industry at A-16 and Wire Products Company at A-17 have encroached government Poramboke Land nearly two ground each which could approximately measure Six Grounds. The present market value at Mogappair Industrial Estate is approximately One Crore and Fifty Lakhs per Ground measuring 2400 Sq.ft. Approximate value of the encroached land would value around Nine Crores.

Metal Fab Industries has made a permanent concrete construction whereas Wire Products Company has made a Permanent Metal Sheet Shed. Encroachments by these companies are well known to the Local Body (Earlier Ambattur Muncipality and now Chennai Corporation) authorities, Tamil Nadu Housing Board and others. It is corruption which has played a lead role for such encroachments.

Local Body Authorities, TNHB Authorities, CMDA, Revenue Department and other necessary departments should expedite early action to remove these encroachments. If any interim-injunction (Stay) is prayed by any of the encroachers to avoid demolition of the encroached construction, the Honorable Judicial Department should avoid considering such pleas and this could help in recovering encroached properties.
